What type of home should I choose in Andorra?

With its complex topography – a very mountainous country with only 6% flat land – and its popularity as a top destination for high quality of life, the housing market in Andorra has been booming in recent years and shows no signs of stopping its trajectory. This past year alone, properties increased their market value by an average of 25%, and the country experienced record sales as well.
This is great news if you are already an owner, but may pose some challenges if you are looking to buy, not only because of the current market prices, but also because of the availability of properties in the market.
The desirability of Andorra as a quality destination for settling in does not seem to be waning any time soon, so here is a look at the kind of properties you may currently find in the market, and their price ranges.

Single Family Homes

Detached homes are probably the biggest type of investment property in Andorra. Prices can range significantly between parishes and house dimensions. The most expensive chalets tend to be located in Escaldes-Engordany or Andorra la Vella, where the price of land is higher than the rest of the country, and the most competitive priced ones, in Sant Julià, Canillo, or other less centrally located parishes.
Whether the property is of new construction or has some years to it, will also have a direct impact on the asking price.
In general, expect that detached homes at the moment can command a minimum of 900,000 EUR in the least expensive areas, and upwards to several million, for the most desirable locations. A budget of 1,5 to 2 Million EUR can probably get you a sizeable chalet of 300 square meters with 4 bedrooms and a garden.
Other areas, such as Pal in La Massana, will offer significantly more competitive prices, at a tradeoff of more snow and a colder environment in winter.
Semi-Detached Homes

Semi-attached homes usually have a private parking garage in the basement, which is connected to the rest of the homes in the building complex, or possibly two or more parking spots and a storage room.
Ground Floor Apartments

Duplexes, Penthouse, and Ground Floor apartments are fairly sought after in Andorra as they allow for a comfortable, more spacious living without having to run into the expense of owning a full house. Price ranges would likely go within 500,000 EUR to upwards of 1,00,000 EUR depending on dimensions and location, and maintenance costs are shared among all the building owners.
Ground floors tend to be quite popular because they are frequently built with an outdoors. For those with children or pets this is an attractive feature to consider when moving into the country.
It is important to note that when you buy an apartment with an outdoor area, the outdoor area will most likely legally belong to the Home Owners Association, but will only be able to be used by the owner who purchased the property. So, technically not privately owned, but for all intents and purposes the private owner is the only one who can use the outdoors.
Penthouse apartments tend to command the best views and light exposure in the building, and duplexes are usually more spacious as well than one level apartment, and provide the feeling of living in a house, at a more competitive cost.

Snow removal, building upkeep, and shared amenities like elevators or underground parking are typically handled by the building’s management, which is ideal for those who value time and simplicity.
Apartments typically have lower heating and utility costs due to shared walls and more compact spaces, making them more energy-efficient. They also tend to be more affordable upfront than detached homes or chalets, both in purchase price and community taxes. This makes apartment living an attractive option for first-time buyers, retirees, and expats looking to minimize expenses while enjoying life in Andorra.
Price ranges at the moment start at 150,000 EUR for a studio apartment, 300,000 EUR for a 2 bedroom apartment in secondary cities, 500,000 EUR for 3 bedrooms, and upwards of 600,000 EUR for 4 beds or luxury apartments downtown.
